I stayed at Kingsburgh House in December 2008 and it was fantastic. The Christmas decorations were amazing and the hosts were super friendly. In fact when we arrived we were given free beers and talked through the sites of Edinburgh and which buses to use as this was my first visit. We stayed in the Campbell room which was stunning and the breakfast was probably the biggest plate of food I have ever eaten. All in all I would definitely recommend it and will be going back myself.

Absolutely outstanding - one of the best places I've ever stayed in, superb customer service and impeccable attention to detail. Cooked breakfast so much better than the usual offering, will definitely stay here again.

We booked this hotel after reading the fantastic previous reviews on laterooms. We were not disappointed, from the lovely welcome and complimentary arrival drinks to the plentiful choice at breakfast everything during our stay was fantastic.
This is a lovely, clean and cosy hotel. Everything you could think of is provided in your room and much more as mentioned in previous reviews.
The owners are very friendly and attentive with lots of helpful local information. Although there is no evening meal there are a couple of nice restaurants within walking distance. There is also a bus stop right outside with frequent buses to the city centre.
Well worth the price due to the quality of accommodation, generous breakfast and lots of lovely extras. Highly recommended.

We had a fantastic time at the Kingsburgh. The room was beautiful and the owners could not have been more helpful. Definately recommend it to friends and would love to return for another visit.

This place is Fantastic and really sets itself apart from the average B&B. Near the top of the B&B price point, Kingsburgh House is well worth it. The standard of the accommodation and room size are excellent. A stay here feels more like having the use of a friend's house than squatting in an unfriendly and cramped B&B. Everything here is well considered and well executed. Take the complimentary internet as an example. Numerous places advertise this and yet seldom does it work throughout the premises without a hitch. At Kingsburgh they give you an “Ethernet over power” internet connection. Simply connect the plug they give you to any power socket in the house and you get fast reliable internet (there is Wi-Fi as well). The couple who run the place are very friendly and go the extra mile with a smile, but will happily leave you in peace if that is what you want. With Edinburgh soon to expect trams, the city centre is a bit of a no-go for cars at present with a chaotic and confusing series of blockades. Kingsburgh House is literally just outside a bus stop that will run you into Prince’s St in under 10 minutes with no more of wait for one either. Despite not being the cheapest accommodation, nor is it that expensive and we were delighted by the number of complimentary items on offer, including a very pleasant bottle of sweet sherry in the room, fresh fruit, drinks on arrival, chocolates, etc. making Kingsburgh actually very reasonable and well worth it. Excellent from start to finish. Alan the owner provided us with complimentary glasses of wine on check in, very welcome after the six hour journey north then took the time to show us the best attractions and recommendations. The room is so comfortable and traditional with lots of space. But what makes it stand out from other guest houses or faceless chain hotels for the same price is the fantastic home cooked breakfast, cooked to order to your choice along with all you can eat muffins, pancakes, continental cheeses and hams and fresh fruit and cereals if that is your bag. We didn't need lunch on either day! Alan and Andrena were really friendly and welcoming and as there are only six rooms you get that personal touch. I'm not a sherry drinker but the decanter in the room is a nice touch after a cold winter's day in Edinburgh! An excellent place to stay.

We thoroughly enjoyed our recent stay at Kingsburgh House. We were given a very warm welcome which included complimentary tea and cake. The room and ensuite were a very decent size, very nicely furnished and with a good view of Murrayfield! The hotel was well situated, we were able to leave our car and take a short journey on the bus to Princes Street which was fantastic and extremely convenient with buses very frequently from right outside and running until late at night. Would thoroughly recommend and already planning our next stay!

The credit crunch makes all of us a little more careful. So we looked to late rooms to book our romantic break in Edinburgh. We chose the Kinsburgh following great reviews on Tripadvisor and late rooms. We arrived at the beautiful georgian house, situated mid way between the airport and the city centre. Buses regularly go from directly outside the house every 5 to ten minutes. The house itself is immaculately clean and decorated to a high standard. On arrival we were welcomed with a glass of sherry, complimentary cup of tea, glass of beer, cake and chocolates. A lovely touch.Fluffy dressing gowns were found in the wardrobe, and the shower was nice and powerful. The bed was very comfortable bouncy and a nice size. Breakfast was hearty and well cooked by the lovely andrea, who kept us topped up with toast and tea. The owners were very kind and attentive, with a good selection of information on where to eat and what to do. They even lent us £5 for the bus when we didn't have enough change! The only area which could have been improved was the abundance of stuffed toys around the house, however, my husband pointed out, it was a quirky individuality of having a guest house! Overall the experience was a 9.5 out of 10. 0 - Very excellent.

We absolutely loved this hotel. The room was cosy and cpomfortable and nicely furnished. We had chocolates and sherry left in the room and there were more sweets and chocolates in little bowls in the lounge. We were given a very large glass of complimentary wine on arrival, which was very welcome after a horrendous journey in the wind and rain. The breakfast choice was extensive and the English breakfast was huge and tasty!
The owners couldn't have been more hospitable. Friendly but not intrusive. there is lots of info about edinburgh both in the lounge and in rooms. We would definitely stay again.

We arrived mid afternoon after a fairly long car journey and were greeted by tea and chocolate cake, although other complimentary drinks and snacks were on offer. The quality of service and cleanliness of the room was second to none.
The food was of a very good standard and there was plenty of variety, I am sure we will make a return visit.

On arrival, after being shown room and given time to freshen up, we were greeted with tea and chocolate cake. The hotel was wonderfully clean and well set out and decorated. Fluffy towels, bathrobes and toiletries supplied in the sparkling bathroom, along with chocolates, bottled water, sherry and a well stocked tea tray in the bedroom- and a comfy bed. Chocolates and fruit also laid out in the hallway and lounge/breakfast room. The breakfast choice was very good - our breakfast the first morning left us not feeling hungry until we went out for our evening meal. Owners of the hotel very friendly and helpful, advising on attractions and bus timetables - we travelled to Edinburgh by train (usually go by car), and needed to use buses into the city centre.

A perfect place to stay if you are visiting Edinburgh. Heaven, Utopia....a great warm welcome. Don't be put off because its not right in the centre. Its on a bus route right to the centre, right near the zoo, and you can park for free if you are driving!!! something that can't be said for most city centre accomodation.....
I'm visiting Edinburgh next year, and am sure to call again here

A lovely guest house with a high quality feel - spotlessly clean, lots of nice white towels, a decanter of sherry, chocolates and amazing breakfasts. A great welcome on arrival and the offer of a cup of tea after a long journey. My visit was part of a business trip but it would be an excellent base for exploring Edinburgh and the surounding area.

The Kingsburgh was very peaceful and enjoyable stay.
We really enjoyed our stay here. Breakfast was a good quality and more than ample.
We were greated by a very friendly and helpful owner, who was more than happy to provide advice on the local attractions. It is well connected to Edinburgh by buses that take about 10 mins to get into the heart of Edinburgh, with buses running every 12 mins. This meant we didnt need a car for the weekend.

This B&B is beautiful beyond belief. The rooms are absolutely luxurious, and the owners have thought of anything and everything you might need. It's easy to find, there's safe parking off the street, the hosts are gracious and the rooms are so beautiful you won't want to leave. They offer complimentary drinks upon your arrival, there's a free decanter of lovely sherry in the room, and the breakfast provided is absolutely delicious, quality food. I would visit Edinburgh just to stay at the Kingsburgh.

The rooms were in very good conditions and very lovely. We were very happy with all rooms. The breakfast were excellent. The staff ( I guess he is the owner was very nice and friendly. The hotel was superb, I would definitely recommend this hotel to friends and also my travel agent in Thailand.
